The Property We believe the house was built in the 1800s, built into a slope with two storeys at the front and three at the back. There are an adjoining annex and a small plot of land all included in the sale.   Both the house and the annex are stone built with pantiled roofs.  The rooms in the house comprise a kitchen cum dining room, living room, two bedrooms and a smaller room suitable for use as a single bedroom/study/hobby room (this was designed as a work-from-home office), a bathroom with shower and WC, a downstairs WC, and a cellar/garage.  The annex (at basement level) has a living room, kitchen and bathroom - the usage and layout could be changed.  Kitchen/Dining Room The kitchen has units along one wall, an electric cooker, refrigerator and washing machine.   There are a good quality dining table and eight chairs in the centre, a cupboard (partly glass-fronted) with crockery, and a free-standing wood-burning stove in the hearth.  The alcoves are shelved.  Living Room There are a sofa and armchair, and a free-standing wood-burning stove in the hearth.  There are two staircases within the room:  one up and one down.  There are also a separate WC and washhand basin at the top of the downstairs flight.  Bedrooms There are two bedrooms, one to the front and one to rear.   There is an additional smaller room which may be used as a single bedroom, study or hobby room (this was designed as a work-from-home office).  Bathroom The bathroom has new sanitaryware, namely shower WC and washhand basin.  There are also a heated towel rack, mirror and razor socket.  Basement The basement is split into two with garage doors onto the quiet street at the back, a cul de sac  (or as the French say a dead end).  There is plenty of space for a vehicle.   The immersion heater and hot water cylinder (installed 2014) are housed here, and the septic tank is under the floor.  Annex There are new glazed double-doors into the living room, and a couple of steps up to the kitchen and WC beyond.   An opening has been made between the annex and the basement, enabling communication between the two buildings without going into the street.  The kitchen is a reasonable size.  The WC has a small leak in the roof, which could be fixed easily.  Windows and Floors Windows throughout are double-glazed, including the small floor level windows on the top floor.  There are five skylights in the roof.   The ground floor and top floor have wide wooden floorboards (covered upstairs), the basement has an earth floor, and the annex has a mixture of concrete and boarded floors.  Insulation, Heating and Electricals The top floor has been insulated, dry lined and replastered throughout.  The decoration can be done to your own taste.  The house is heated via electric convector heaters, plus the braand new wood-burning stoves which need to be installed.  The house was rewired in 2014, and there are plenty of electrical sockets and light fittings.  The garden has an electrical connection too.  Water and Sewage Mains water is available throughout the house, annex and in the garden.  The septic tank is not compliant with the latest regulations, but a dispensation has been granted by the water authority.  The regulations require all such tanks nationally to be inspected every ten years (due again February 2032).
